Mobile living house manufacturers

When sourcing mobile living houses, the main frame should ideally be constructed from galvanized steel with a thickness of at least 2.5mm to 3.0mm to ensure structural integrity and rust resistance. For wall panels, sandwich panels (EPS, Rock Wool, or PU) are standard; however, Rock Wool is highly recommended for its superior fire rating (Class A) and sound insulation. Ensure the flooring uses 18mm MGO (Magnesium Oxide) board or fiber cement board, which offers better water resistance and load-bearing capacity than traditional plywood.

Compliance is critical for legal installation. You must verify that the supplier provides CE certification for the European market or SAA/WaterMark certifications for electrical and plumbing components if shipping to Australia/New Zealand. For the US market, ensure the structure aligns with local building codes (IBC) and that all electrical wiring is UL-listed. Always request wind load (up to 110km/h) and snow load (0.5kN/m²) test reports to ensure the unit can withstand local climatic conditions.

Mobile living houses are versatile, serving as emergency disaster relief housing, construction site offices, remote mining camps, or eco-tourism cabins. Professional suppliers on Made-in-China.com typically offer modular customization, allowing you to adjust the internal layout (1-3 bedrooms), integrate solar power systems, and choose between flat-pack (low shipping cost) or expandable (fast assembly) designs. For high-end use, specify double-glazed Low-E glass windows to improve thermal efficiency.

The biggest risk is structural damage during transit or receiving a product that is difficult to assemble. To mitigate this, choose suppliers with a high 'Audit Reports' status on Made-in-China.com. Always request a pre-shipment inspection (PSI) to verify that all components, including bolts and sealants, are included. Use Trade Resources or Secure Payment services to ensure your funds are protected until the bill of lading is issued.

Mobile houses are typically shipped via 40ft HC (High Cube) containers. A standard 40ft container can hold 6-8 units of flat-pack houses or 1-2 units of expandable houses. It is vital to confirm the Incoterms; while FOB (Free on Board) is common, CIF (Cost, Insurance, and Freight) might be easier for first-time buyers. Ensure the supplier uses heavy-duty protective packaging for glass panels and sanitary ware to prevent breakage during sea freight.

Focus on the Total Cost of Ownership (TCO) rather than just the unit price. Negotiate for spare parts (extra sealants, screws, and wall clips) to be included at no cost, as these are often lost on-site. For orders exceeding 10 units, aim for a 5-10% volume discount. Additionally, negotiate a staggered payment term (e.g., 30% deposit, 70% against copy of B/L) to maintain cash flow and leverage over quality control.
