Modular prefab home manufacturers

Selecting the core structure is vital for longevity. Prioritize Galvanized Light Steel Frames or Q235/Q345 Hot-Dip Galvanized Steel to prevent rust and corrosion. For wall panels, Rock Wool Sandwich Panels are recommended for superior fire resistance (Class A) and thermal insulation, while PU (Polyurethane) panels offer the best energy efficiency in extreme cold climates.

Buyers must ensure the supplier meets regional building codes. For the US market, look for HUD Code or ICC-ES certification; for the EU, CE Marking and EN 1090-1 for steel structures are mandatory. Always verify that electrical and plumbing components carry UL, CSA, or CE marks to ensure they pass local inspections upon arrival.

Request technical data sheets specifying the Wind Load (typically ≥0.6KN/㎡) and Seismic Grade (should be Grade 7-9). High-quality modular homes use bolt-connected joints rather than simple welding to allow for structural flexibility during seismic activity. Ensure the design accounts for the specific snow load requirements of your destination country.

Confirm the availability of modular kitchen and bathroom units that are pre-installed to save on-site labor costs. Ensure the flooring is SPC or PVC waterproof flooring for durability. For high-end projects, check if the supplier supports BIM (Building Information Modeling) or CAD customization to align with your specific floor plan requirements.

Look for suppliers with ISO 9001 certification and a factory area exceeding 10,000 square meters. Request a Pre-shipment Inspection (PSI) report or a video factory audit. Top-tier manufacturers on Made-in-China.com often provide third-party inspection services (SGS/BV) to verify welding quality and waterproof sealing before the units are packed.

The biggest risk is structural deformation or water damage during sea transit. Ensure the supplier uses SOC (Shipper Owned Containers) or packs units in 40ft HC containers with reinforced bracing. Marine Insurance is non-negotiable and should cover 'All Risks' to protect against salt-spray corrosion or physical impact.

Use Secured Trading Services on Made-in-China.com to protect your funds. A standard payment structure is 30% deposit, 70% against the Bill of Lading (B/L). For large-scale projects, consider a Letter of Credit (L/C). Never transfer full payment upfront to unverified suppliers.

Beyond the FOB price, calculate Import Duties, VAT, and Anti-dumping duties (if applicable to steel products). Don't forget Port Handling Charges (THC), inland trucking to the site, and the cost of crane rental for unloading. Always clarify if the price includes interior fixtures like toilets, cabinets, and wiring.

Negotiate for a detailed installation manual and 3D video guide. Many professional suppliers offer online technical support via video call or can dispatch an installation supervisor to the site for an additional fee. Ensure the contract includes a warranty of at least 5-10 years on the main structure.
